How to check for mortgages and encumbrances on Vietnamese property

Not independently verified, kept unindexed (TASK_04 fact-check): NRAST’s own published scope covers movable assets and land-attached assets not yet certified of ownership — for an apartment that already has a land-use-right certificate (the usual case in this project’s dataset), a mortgage is typically recorded on that certificate via the local Land Use Rights Registration Centre (DONRE), not via NRAST. Separately, this site’s own encumbrance check has not been run for any of the 35 projects on file. This article is not legal advice.
